Thermal Imaging (Infrared)

You may be asking yourself, what's this Thermal Imaging everybody's talking about, and what makes it so great??  Here's the skinny:

  • Infrared (thermal imaging) is an advanced, non-invasive technology that allows users to uncover issues related to energy loss, moisture intrusion, and plumbing leaks that may otherwise be undetectable through normal inspection techniques. Here are some common examples of issues an Infrared Imager can detect that the naked eye cannot:

    • Heat loss and air infiltration in walls, ceilings, floors, windows and doors

    • Damaged and/or malfunctioning radiant heating systems

    • Air-conditioner compressor leaks

    • Under-fastening and/or missing framing members, and other structural defects that can lead to energy loss

    • Broken seals in double-paned windows.

    • Improperly sealed ducts

    • Plumbing leaks

    • Hidden roof leaks before they cause serious damage

    • Missing, damaged and/or wet insulation

    • Water and moisture intrusion around penetrations and at the foundation and building envelope that could lead to structural damage and mold

    • Circuit breakers in need of immediate replacement

    • Overloaded and undersized circuits

    • Overheated electrical equipment and components

    • Electrical faults before they cause a fire

    • Etc.

  • Yes, you may pay a little more if you hire an inspector that uses a thermal imaging camera (the technology itself is pricey), but trust me, the benefits far outweigh the costs!!
  • Keep in mind that this technology is not equivalent to X-Ray vision. It doesn't see through walls/objects, but rather, it works on the principle of heat signatures, showing an image of the temperature differences within the camera's frame.
  • This technology is most effective when the outdoor temperature is very hot or very cold; the bigger the differential between outdoor and indoor temperature, the more obvious the existing defects will be.
